A Preview Listing is a no-obligation way for home sellers to generate buyer demand on Aalto. Sellers who add a Preview Listing will be able to put their home in front of active buyers, building an early interest list for their home while they prep for sale. Once a seller is ready to schedule showings or accept offers, they can transition their home to become an active listing by speaking to one of Aalto’s Advisors.
There is a 0.75% transaction fee to sell your home on Aalto, paid at close. You can also elect to offer the buyer’s agent a commission. Generally, sellers offer 2-2.5% to the cooperating buyer’s agent. Your Advisor can help you understand the pros and cons of buyer’s agent commission.
At Aalto, you’ll partner directly with your licensed Advisor. Dedicated members of our Client Success and Market Operations team will also participate in your transaction. Virtual home staging gives buyers the same great opportunity to envision an alternate version of your home without costly fees or the hassle of uprooting your life.
If desired, an Aalto representative can be present at all showings. In order to easily facilitate showings, Aalto may suggest that you allow licensed agents to show the home without an Aalto representative present.
There are 5 main phases to selling your home on Aalto.
1. See Buyer Demand: Answer a few questions to see the buyer demand on Aalto for your home.
2. Add a Preview Listing. Fill out a few more details about your home to put it on the Aalto marketplace as a Preview Listing, allowing buyers to “watch” your property for when it goes live.
3. Prep your home for sale. Our advisors will provide custom advice on what inspections or repairs you may want to consider before listing your home. Often this takes place while your home is posted as a Preview Listing.
4. Open to showings and offers. Your home is listed on Aalto and you’re ready for showings and offers.
5. Escrow and closing. Congrats, your home is under contract! Aalto will support you throughout the process to ensure a smooth closing experience.
